Within the former General Warehouses complex in Verona, the development of two multi-specialty medical centres in Warehouse 22 is part of a regeneration project that is turning a historic industrial area into an integrated hub.
The addition of the new examination rooms, one multidisciplinary and one dedicated to ophthalmology, strengthens the profile and appeal of the development and forms the core of the project.
Change of use and redesign
What sets this project apart is the seamless integration of original industrial architecture with state-of-the-art healthcare technology. This balance preserves the distinct identity of the ZAI (Agro-Industrial Zone) in Verona, while adapting it for more advanced, contemporary purposes.
Warehouse 22 originally served as a goods storage space. Its conversion into a healthcare facility required rethinking distribution layouts, upgrading technical systems and ensuring alignment between investment and targets.
Located on a 75,000sqm site between Porta Nuova Station and the exhibition centre – now Verona’s new Business District – this transformation directly improves the asset’s financial sustainability and its ability to generate returns.
The value of an integrated approach
SCI Value has already had a hand in the former General Warehouses complex, overseeing its full architectural and operational redevelopment.
