Reimagining the past to shape the future: the Former General Warehouses of Verona project

The site where the Former General Warehouses of Verona once stood is now the cornerstone of major urban regeneration. This project, involving a vast historic complex dating back to the early twentieth century, has converted an abandoned area into a vibrant multipurpose urban hub.

Backed by the Verona Property Fund, this project marries architectural restoration with innovative management, while our Reverse Value Engineering (RVE®) method proved instrumental in the pursuit of continuous, integrated analysis, optimisation and sustainability.

A tangible impact on efficiency and financial sustainability
We played an active role in this redevelopment, applying our expertise to key aspects of the project. Our contribution focused particularly on:

We also oversaw works that redefined the use and functionality of the entire site, welcoming new tenants like DoBank, Revo and Eataly, as well as a UniCredit office hub in warehouses 23 and 24. The project concluded with the redevelopment of the outdoor areas, restoring architectural harmony and urban continuity to the whole Former Warehouses complex. This is a clear demonstration that a structured engineering approach can be a powerful driver for urban regeneration, capable of cutting costs, saving time and significantly improving project quality.

The boundary walls and “La Rotonda” Museum: honouring heritage with a technological twist

Among the most notable works was the restoration of the 1927 boundary wall and the creation of the “La Rotonda” Museum. The former involved not only restoring a historic architectural feature but also updating it to modern standards of efficiency and sustainability, in full compliance with heritage regulations. Inside the complex, the new “La Rotonda” Museum has been created as a tribute to the city’s industrial heritage, blending technology, art and culture through immersive experiences, virtual reality and striking art photography.

Setting a benchmark for property regeneration

The completion of the Former General Warehouses project marks a significant milestone for Verona and stands as an exemplary model in the property sector. Thanks to our RVE® method, we played an active role in transforming a key part of the city, restoring functionality and identity and paving the way for a new perspective on urban development.
