Student Housing and Urban Regeneration in Perugia

The Aristotele Student Fund is a private real estate fund, managed by Fabrica Immobiliare SGR, promoting student housing and co-living solutions nationwide. The goal is to develop and manage university residences in Italy through renovation and redevelopment projects, in line with environmental sustainability and energy efficiency criteria, without resorting to new constructions.

From offices to university residence

As part of this initiative, we are undertaking building renovations with a change of use to convert two properties in Perugia (in via Scarlatti no. 43 and no. 6) into student accommodation. These buildings are from the 1960s, located in an urban area surrounded by extensive green spaces and close to Sant’Anna Park, and they are set to be transformed into modern university accommodation.

Our work includes:

  • verification of project quantities;
  • market and price analysis for all items in the bill of quantities, covering:
    – civil works;
    – structural elements;
    – electrical and special systems;
    – mechanical systems;
  • technical and financial tabulation of the bids received;
  • requests for quotations from suppliers of materials and construction systems;
  • application of the proprietary Reverse Value Engineering® (RVE) method, aimed at optimising costs and design choices.
