We approach Due Diligence as a structured process, divided into three main phases:
- Integrated analysis: we combine technical assessment with town-planning and document-level evaluation, including surface analysis, verification against land registries and inspection of the property’s maintenance status;
- Advanced technical Due Diligence: we delve into the physical characteristics of the building, examining compliance with mechanical, structural and construction standards. From this data, we estimate the adjustment costs (CapEx) and plan future activities of maintenance and technical management (Property);
- Document verification and technical correspondence: we examine the authorisation documents (building permits, certifications, approvals, certificates of compliance) and compare them with observations from surveys and technical inspections. This comparison allows us to identify any undocumented discrepancies or critical issues.
