A new regeneration project concerning the Former General Warehouses of Verona expands on those we have been working on in recent years.<\/em><\/p>\n\n\n\n\n\n\n\n

In 2018, the Verona Property fund and its manager PATRIZIA AG Italia asked us to oversee the redevelopment of the Former General Warehouses in Verona<\/strong>.<\/p>\n\n\n\n

This ambitious project draws on the talent of our entire workforce: from project management<\/strong> to verifying technical-economic feasibility<\/strong>, from project monitoring<\/strong> to value engineering<\/strong> with our RVE\u00ae Reverse Value Engineering method.<\/p>\n\n\n\n

The areas requiring intervention are countless. They include arranging the outside area, the functional restoration of the ‘La Rotonda’ Refrigeration Station and adjacent buildings, the underground parking project and the electrical and special systems of the warehouses, to name a few. Considering all the interventions we have been involved in, we have achieved extraordinary results, optimising budget allocation by around 30%<\/strong>, thanks to our RVE\u00ae process.<\/p>\n\n\n\n

The latest step of this large-scale operation is the work site for the restoration of the boundary wall<\/strong>, located within the Former Warehouses area.<\/p>\n\n\n\n

The project: optimising resources to promote urban development<\/h2>\n\n\n\n

During the twentieth century, Verona underwent a profound economic and social transformation. The General Warehouses are a testament to the many changes that took place.<\/p>\n\n\n\n

Inaugurated in 1927 (and expanded in later years), the General Warehouses were among the most state-of-the-art facilities for gathering, storing and distributing fruits, vegetables and cereal products throughout Europe, symbolising the modernisation of the industrial and infrastructural fabric of the time. More than simply the tangible perimeter of one of Verona’s most economically valuable structures,<\/strong> the boundary wall<\/strong>, also built in 1927, was a symbol of the city’s industrial expansion<\/strong> and its development geared towards new European markets.<\/p>\n\n\n\n

Our work centres around restoring this building complex, which requires conservation efforts to preserve its structure and historical value, in line with the specific guidelines set out by the local Superintendent.
The tasks carried out include the assembly and disassembly of the work site, the manual demolition of the boundary wall, the repair, reconstruction and consolidation of sections of masonry, and the restoration of the cornice.<\/p>\n\n\n\n

A total of \u20ac792,725.32 was allocated to the project. However, through our RVE\u00ae process, we calculated a new budget of \u20ac644,069.91. Thus, the savings amount to \u20ac148,655.41<\/strong>, optimising the budget by 18.75%<\/strong>.<\/p>\n\n\n\n

The value of regeneration<\/h2>\n\n\n\n

The area of the Former General Warehouses in Verona was recently transformed into a major hub of innovation, work, culture, art and gastronomy. Abandoned in the 80s, it had lost its purpose since the General Warehouses were transferred to the Quadrante Europa area. Restoration and redevelopment work began in 2018 to breathe new life into this area, which can now finally be enjoyed by the local community.<\/p>\n\n\n\n

We have been involved in this important project for Verona and its citizens from the very start, offering our RVE\u00ae and project management expertise.<\/p>\n\n\n\n
