\u201cOver the years, Real Estate has evolved significantly. Funds and asset management companies that manage capital have started to recognise and focus on alternative asset classes<\/strong>, often with a strong emphasis on new, particularly environmental, criteria. The alternative energy market has probably been the main focus for investment. Solar and wind farms and biomass plants have majorly captured investors’ attention also in the Real Estate sector.<\/em><\/p>\n\n\n\n

But as it is in business, today\u2019s healthy appetite for green investments is shifting towards areas with fewer authorisation constraints, in regions with lighter regulation and ample space. As a result, not everyone is prepared to invest in areas with high potential and significant social risks<\/strong>.<\/em><\/p>\n\n\n\n

We are seeing a renewed interest among investors in <\/strong>acquiring or developing historic assets<\/strong>. Hotels, residential properties and logistics are among the main sectors.\u201d<\/em><\/p>\n\n\n\n

This trend supports more predictable cash flows and enables improvements<\/strong> to be made that are measurable, predictable and consistent<\/strong> with financial investment goals.<\/p>\n\n\n\n

Infrastructure and concessions driving investment<\/h3>\n\n\n\n

Alongside more established assets, increasing attention is also turning towards another areas of investment: infrastructure under concession<\/strong>. These assets are characterised by high technical and regulatory complexity, but they can deliver returns over extended periods<\/strong>, making them attractive to large, structured investors.<\/p>\n\n\n\n

For Mr Sesto, this area is one of the most promising for the future of advanced Real Estate:<\/p>\n\n\n\n

\u201cOne area of definite interest to Real Estate investors will certainly be the broad field of infrastructure concessions, which will require substantial investments with equally substantial economic returns. One example in particular is port concessions <\/strong>for hubs and docks and the services of cold ironing or the electrification of quays, known as Onshore Power Supply (OPS) systems. This technology supplies onshore power to ships docked in port during loading and unloading.<\/em><\/p>\n\n\n\n

\u201cThe most common mistake<\/strong> is assessing a property purely using parametric cost or CapEx benchmarks<\/strong>. It would be much better to conduct an in-depth review of the actual condition of the property, also in view of its future use, but there is still a long way to go. Potential investors have a lot of opportunities in front of them, but conducting a thorough technical and economic review of everything is no easy task\u201d.<\/em><\/p>\n\n\n\n
